BOUTIQUE HOTEL DESIGN — PLAYA DEL CARMEN
Boutique hotels,rooms guests book again.
Design and build for small hotels in Playa del Carmen — rooms that raise the nightly rate, public spaces that fill the bar, furniture built locally. Phased floor by floor, so you keep selling nights.
One sample room, then the rest follow it.
We build one sample room; you approve its look and cost before we roll out the rest.
- First one sample room, built
- Cost per key fixed in writing before rollout
- Spec turnover-grade finishes and fabrics

The lobby is the first photo. The rooftop is the second.
Guests decide how they feel about the hotel in the first thirty seconds and post it from the roof that night. Lobby, bar, pool deck and rooftop are designed as one sequence — seating, lighting and materials that photograph well and pour well.
- Sequence arrival · lobby · bar · rooftop
- Bar counters built locally
- Lighting scenes for morning, dusk, night

Furniture no other hotel on the street has.
Beds, tables, desks and bar stools built locally in Quintana Roo — sized to your rooms, finished for hospitality use. When a piece needs replacing mid-season, it comes from the same benches that built it, not a container three months out.
- Built here parota · tzalam · teak
- Continuity replacements from the same local makers
- Custom sized to your rooms, not a catalogue

What guests expect, working every day.
Wi-Fi that holds a full house, smart locks with per-stay codes and self check-in, sound and lighting scenes per space. Installed once, hidden in the architecture, documented for your staff.
- Wi-Fi Starlink-backed, full-house
- Entry per-stay codes · self check-in
- Handover documented for staff

Walk the hotel
Every room type, every public space, the arrival. You get a straight read on what raises the rate first.
Sample room
Designed, built, photographed. Look and cost per key approved in writing before anything scales.
Floor by floor
The rollout is phased around occupancy — the work area sealed, the rest of the hotel selling nights.
Reopen loud
Styled, photographed, relisted. The new photography earns the new rate.
Questions, answered.
Can you renovate while the hotel is operating?
Yes — that’s the default. We work floor by floor or block by block, seal the work area, and schedule the noisy trades around occupancy. The hotel keeps selling every night we’re there.
What does it cost per key?
Quoted per property. Key count, room sizes and how much of the FF&E comes built locally move the number more than anything else. The sample room fixes the per-key cost in writing before the rollout is priced.
How long does each batch of rooms take?
It depends on room count and how deep the work goes. The sample room sets the rhythm, and every batch after it gets a written schedule before it starts. What we don’t do is take the whole hotel offline.
Can you rebrand an existing hotel?
Yes. Most of a rebrand is what guests touch and photograph — furniture, lighting, textiles, the lobby. The bones usually stay. On the walk-through we tell you which is which.
Can I hire you for just the lobby or the rooftop?
Yes. Many hotels start with one public space or one room type, watch what it does to reviews and rate, and go from there. Nothing here requires a whole-property commitment.
Build the hotel guests photograph.
One walk-through, one sample room, then the rest.
